Defining the brief
A first conversation about how you will actually use a Caribbean home: weeks per year, family and guests, letting or not, golf or beach, budget including purchase costs and running costs. A clear brief saves months of looking at the wrong homes on the wrong island.

Island and estate research
Each island has its own purchase rules, taxes, flight times and character. We explain the differences honestly, and within an island we look at estates, parishes and the trade-offs between gated communities and independent homes.

Finding your property
We help you compare properties for sale, identify homes that match your budget and requirements, and request the details you need to make a decision. For islands without published listings, we discuss your brief and confirm availability individually.

Planning viewings
Contact our sales team to arrange property viewings and plan your trip. We help coordinate visits, request property particulars and estate documents, and put your questions to the relevant seller or local agent.

Introductions to independent professionals
We can introduce attorneys-at-law, surveyors, currency specialists and property managers. You choose and instruct them directly; their advice is independent of us and of the seller.

Through to completion
Guidance on the sequence of agreement, deposit, searches, exchange control permission and registration, and completion, so you know what is happening and why at each stage.

Choose a home that fits your plans
Holiday letting can offset the cost of a Caribbean home, but income depends on management, demand, estate rules and costs. We do not publish rental yields for listings, and we would encourage caution with any figure not supported by audited accounts.
